4 Smart Ways To Maximize The Value Of Your Home

Sharing is caring!

Before you have your house valued or put on the market, check out the smart suggestions for maximizing its value.

A word on Value

You will have invested a great deal of time and money in your home, and because of that, you will want it to have the highest value possible. But who ultimately decides your property’s value? Well, you will need to work in cooperation with your real estate agent here. This is because it’s your agent that has the expertise to assess your property’s value on factors like address, size, and condition. However, in the end, you will have the final say on how much you put your home on the market for.

Deep clean

Deep cleaning your home has to be one of the smartest, cheapest, and easiest ways to add value. After all, it doesn’t require any construction work, or any special tools or materials. You can even do deep clean work yourselves if you would prefer.

Although, having said that, it may be best to let the professionals get involved, as they will be able to complete a stellar job and you won’t even have to break a sweat.

Extend

Another great option for growing the value of your property is expanding out into space that you are not currently using. For example, A cellar conversion can add extra usable square footage to your home, and so increase the value. Yet still, it would be cheaper than building an extension from scratch would be.

The same may be said for attic conversions and building additional prefabricated structures in the garden. The latter is ideal for areas that need to be separated from the main house such as yoga studios, garden offices, and even granny flats.

Garden and front facade

While some extremely high-value homes have large high maintenance gardens, as a rule keeping things outside as simple as possible is your best bet.

This is because most medium-range buyers will be put off by the idea that they will have to spend large amounts of money or time in getting this area to the right standard.

Kitchen and bathroom

The deciding factor for many when they are buying a new home is the state of the kitchen and bathroom. This is because these two hard-working rooms tend to see a lot of wear and tear and so can age or date faster than the rest of a property.  Make sure all your electrical, heating and air conditioning is in good repair by checking out https://masterelectrical.com/. This is an area best left to the professionals!

With that in mind, if you want to make sure your property reaches top value when it goes on the market, it’s vital to have a modern, clean bathroom and kitchen.

Of course, if you can’t afford to replace the whole thing, you can use a few tactics to help improve the look without breaking the budget. For example, regrouting a plain white bathroom can help it look cleaner and newer. In the kitchen changing the cabinet doors and buffing the floor will have the same effect.
